Our Story

Company Overview

NIT Industrial is a full-service commercial real estate development firm specializing in industrial business, warehousing and distribution projects. We use our expertise in general contracting coupled with investment and brokerage aptitude to create investment opportunities for our capital partners. NIT delivers high-quality projects by taking a comprehensive approach: We find the real estate, secure the equity, and assume the build-out (using our in-house construction division).

Based in The Woodlands, Texas, NIT was founded in 2018, quickly identifying the business needs of the region. Today, our reach is statewide – with projects in San Antonio, Austin, Dallas-Fort Worth and El Paso – and expanding. NIT’s growth is indicative of our market knowledge and industry insights, strong ties to the brokerage community, and our ability to deliver value to an investor community that trusts and respects our work.

Our Mission

NIT Industrial is a real estate investment firm specializing in ground-up industrial development and the acquisition of existing industrial assets. Our strategy focuses on developing modern warehouse and logistics facilities in high-growth U.S. markets supported by strong, long-term fundamentals.‍

Our investment thesis is anchored in the long-term reconfiguration of global supply chains, including nearshoring, onshoring and the acceleration of cross-border trade, which are driving increased demand for both well-located distribution sites and modern manufacturing facilities near major population markets and key freight corridors.‍

We target locations along major transportation corridors that benefit from population growth, manufacturing expansion, and rising port-driven cargo volumes—particularly along the Gulf Coast and key Southern gateways such as Houston and other rapidly growing ports. NIT’s port-driven thesis is to follow growth driven by the major three trade and logistics drivers along the Gulf Coast, specifically markets that consist of Seaports, Intermodal Terminals, or cross border Ports of Entry.

Through disciplined underwriting, rigorous site selection, and proven development and construction expertise, we deliver efficient, scalable industrial real estate designed to meet current tenant needs and adapt to evolving supply chain requirements.
