Our investment strategy is anchored in the long-term reconfiguration of global supply chains, including nearshoring, onshoring and the acceleration of cross-border trade that drive increased demand for well-located distribution sites and modern manufacturing facilities near major population markets and key freight corridors.

We target locations along major transportation corridors that benefit from population growth, manufacturing expansion, and rising port-driven cargo volumes — particularly along the Gulf Coast and key Southern gateways. NIT’s port-driven concept is to follow growth by major trade and logistics drivers along the Gulf Coast, specifically markets that consist of Seaports, Intermodal Terminals or Cross-Border Ports of Entry.
